Buying property in Piemonte

Buying house in Italia could be difficult if you are not familiar with the process.

We can help you and assist you throughout the entire purchase process to make sure everything is safe and correct. We are dividing the process in 5 steps. The two first steps are free of charge. You can then decide if you want to go further with the three last steps. 

First step - Real Estate

We recommend you some good and reliable real estate companies so you can get familiar with the market, prices areas etc.

Second step - Getting to know each other

We give you a 30 min free-of-charge video consultation as there are usually a lot of questions after running through the first step. From here you will be able to go further with nexts steps. After having receiving a specification what you need from us we will offer you a package based on your request with a fixed price.

Third step - Finding the house

This is a very important step that might take some time and it is good not to rush through this process.

  1. Looking at properties that you have found on internet and report to you
  2. Discussions with the real estate agent
  3. Giving you our pros and cons of the properties
  4. Having a builder to check the structure and the state of the house you are interested in
  5. Visit the house together with you when you come to Piemonte
  6. Check that all documentation regarding the house is in order
  7. Help with price negotiations
  8. Explain the payment terms
  9. Negotiations with the real estate agent

Fourth step: - Buying the property

Once you have decided to buy and the price is set, we will guide you throughout the entire buying process, assist you to open a bank account and apply for an Italian personal identification number, Codice Fiscale. Finally we will attend the signing of the contract with the notary.
The buying process is usually divided into two parts. First, you pay a down payment for the property and sign a first preliminary contract called, Compromesso.  
After a month or two the documents are usually ready and we will assist you when signing the final contract at the notary office together with the seller..  

Fifth step - Process after signed the contract

  1. Signing contracts for water, electricity and gas.
  2. Register at the municipality for property tax and garbage tax
  3. Help and contacts with a builder and geometra for any renovation work that's need to be done
